Description: Scottsdale Park Suites is a 95 unit apartment complex located on Scottsdale's famous greenbelt. We offer short term or long term leases for our furnished apartments with a special emphasis on corporate apartments, furnished apartments, temporary housing, vacation rentals, spring training furnished apartments, spring training weekly short term housing and divorce or separation temporary furnished rentals. We are searching for a Leasing Specialist with outstanding leadership skills and property management experience. This position will be responsible for supporting the marketing strategies for the property and maintaining occupancy levels. The Leasing Specialist utilizes Company resources under the direction of the Property Manager to facilitate leasing the furnished apartments and temporary housing rentals. The Leasing Specialist serves as point of contact for apartment publication sources. The Leasing Specialist assists in achieving financial goals by effectively qualifying prospective residents and verifying applications. We are looking for someone who will bring industry experience and creative thought to our organization. Job Responsibilities: Responsible for generating qualified traffic by networking and marketing within the local community, scheduling appointments, securing furnished apartment rentals and short term temporary housing rentals, promoting resident retention, and providing or coordinating exceptional customer service. * Detailed knowledge of the market, changing conditions and comps. * Responsible for achieving leasing/occupancy goals. * Assists with the leasing efforts. * Shops comps and prepares market surveys. * Follows up with potential lessee and reviews guest cards for compliance. * Works with the Property Manager in setting weekly/monthly leasing goals. * Gathers information for the Property Manager in the preparation of the Rents/Pricing and Market Conditions portion of the Monthly Summary. * Traffic and demographic analysis with recommendations on where to target outreach efforts * Leads/coordinates the outreach efforts * Makes recommendations for advertising plans * Monitors apartments.com, rent.com, etc., calls and ads weekly.

Qualifications: The successful candidate must be a hands-on self-starter with a drive to sell. Excellent written, verbal and analytical skills as well as willingness to always stay abreast of the industry/competition, especially with short term rentals, European holiday travelers, oncology and cancer patients with Scottsdale Health Care, temporary housing needs, furnished apartments, extended stay and vacations rentals. The ideal candidate will have leasing experience and the ability to drive others toward maximum customer service. Other desirable qualifications are as follows: * Experience in Residential Leasing/Sales, * Working knowledge in Microsoft Office Programs (Microsoft Power Point, Microsoft Word, Microsoft Excel, and WebPages).

One of our primary repeat rental customers continues to be a person thinking of a divorce, starting a divorce, going through a divorce, or just completing a divorce.  It seems our property is perfect for someone who is in a marriage separation or some stage of divorce, including recently divorced.  When a couple separates, it can be a very difficult time financially.  The spouse that no longer lives in the house must find a place to live.  They may not want to pay the deposits and fill out the forms to apply for electricity, water, gas, telephone, cable TV / internet access, health club privileges, and the large apartment deposits of first and last month's rent plus a large security deposit.  A divorce may leave little money for all these items, so our furnished apartments are the perfect place for one of the partners in a divorce.  We provide short term divorce housing, furnished apartments for a person in a divorce, and much easier credit qualifiers for a divorce when cash is short.  Our leasing specialist must be aware of the benefits of our short term furnished apartments for a divorce.  A candidate that has been divorced will have skills that will help with our apartments specializing in helping people in a divorce situation.  Divorces and separations can happen quickly and getting a regular apartment and all the deposits set up may take days or weeks; we can get the divorced party into a furnished apartment within 20 minutes if they have good credit and no criminal background.
